Man, ended up passing my builders test so now building and selling, started 2 spec houses and had to float the first 20% on each meself, so money kinda tight, not to mention loosing about 2K on the Rams a couple weeks ago after they were up 17 and getting 15, LOL. Anyways, trying to budget so I figured I'd piss away $300 tonight.

Funny you should mention building....just bought two lots in a MAJOR subdivision here in Ringgold! Subs are hard to come by in Ringgold (fastest growing county in N Georgia region), so when they develop, you have to act fast!
The great thing about Ga is that building licenses are not actually needed to build homes! I will be contracting the work myself on these two lots!
Hoping to develop a subdivision on my own further south (Summerville) of Ringgold! This real estate/residential/commercial/developing can me a lucrative opportunity....especially if you know where to invest your money while avoiding capital gains tax! The money I make on these two homes will go directly into this subdivision...hopefully!
People are paying $105-110 a square foot here.....wild, isn't it!!!
The same here, $105 for a cookie cutter, and $145 - $165 custom job.......When I started in real estate, you could buy a on water custom for $145 all day long. The 2 I have started are cookies but still having to lay 16K on each before the bank will kick in. Did not want to tap into my home equity, so biting the bullet for now.

No doubt! I always used my two stores to fund my side of the financing....now that I've sold them....I pick and choose my spots more wisely!
Custom jobs are nice but the fckn gripe gets to me EARLY in development....some people are too fckn stupid to own a home!
This sub will be specs.....have 8 builders who want to buy lots....city is going to pitch in some dough......looks great so far!
LOL, you are right!! Have no desire to go any higher than 150K building, seen it too often selling. Much rather sell to a man that never thought he could own a home than the one's that are buying 50K more than they can afford. My area is tough though, its 100K or 350K not much in between.

Yes sir cleaned up in the world series. The game Oswalt started I placed a live bet on the Sox at +520 when they were down 4-0 and they won. LOL. Had good week last week in football but this week is hurting sofar. lost 2 bets last night thanks to Quinton Porter the idiot and had the Lobos -5.5 tonight so 0-3 to start the week. I am not thrilled.
